THE HAMLET
The farm comprehends 33.5 ha of land as unit, coltivated partly with wheat and partly with sunflowers and corn, about 3.5 ha is wood (all fenced-in). It is completely irrigated in the flat area, taking water from the river “Era”, and regarding the hilly area, there’s an artificial lake which permits to irrigate easily.
Equipments
This area is very known, as within the wood (all fenced-in as there are wild boars and pigs in the wild) thanks to its particular geomorphology you can collect mushrooms and truffles.
In a part of the flat area (about 16 ha) you can practice sport hunting, since it is within a wider area (about 100 ha) destined to Game preserve.
The Project
The conformation, the location and the position of each building making up the small hamlet, allowed to realize a project aimed to include some important services, essentials to permit a perfect funtionality and connection among the building units; in order to give privacy to each house , the access local road has been diverted through a change which forbid the access directly into the hamlet, to let it for a exclusive use of the owners.
Also, the old buildings used as stable and storage, will be demolished and with the same SUL (gross useful area) two more buildings will be built entirely autonomous, with access and functionality from the private foot practicability, which is just before the wood.
Those buildings are meant to be for restoration, sale of “short distribution chain” products and apartments for “tourist accomodation” or “holiday house”.
The renovation

The preservative restoration operation concerning some buildings and the renovation operations for the others takes place by splitting the current buildings in several housing units.
The construction project considers changes in the prospective way of the building’s facade and a interiors modification of the rooms. All the Tuscan style aspect of the buildings are kept unchanged and requalified.
In order to facilitate the design phase we identify in a very schematic way, but punctual, every current building in need of renovation, with a letter.
The buildings will be as below:
Building A
Master house (9 units) Gross usable surface= 780 sqm + 765 sqm lodges
Building B
Storage (6 units) Gross usable surface= 440 sqm + 18 sqm lodges
Building C
Barn (5 units) Gross usable surface= 271 sqm + 8 sqm lodges + 87 sqm terraces
Building D
Castro (1 unit) Gross usable surface= 85 sqm
Building E
Butcher’s shop (4 units) Gross usable surface= 246 sqm
The project considers the entire renovation of every building, including the change of the proposed use for those parts which aren’t residential now, the relocation of some volumes and the placement for the outdoor areas with the realization of a swimming pool and a central square for residents use, pedestrian paths and the deviation of the current driveability, in order to not interfere and disturb the central area which should remain a pedestrian area. Also, there are considered some parking areas for vehicles and the placement of green areas.
The Rebuilding
Given that
In place of the buildings called “stable” and “storage” which will be demolished, there will be 3 completely independent buildings with different proposed useage, recovering the whole current gross usable surface.
To make it easy the reading of the planning path, we identified in a schematic way, but accurate, each building with a letter.
The buildings will be as below:
Building F
Casa d’Era (1 unit) Gross usable surface = 139 sqm + 17 sqm lodges
Building G
Restaurant (1 unit) Gross usable surface = 506 sqm + 100 sqm lodges
Building H
Holiday House (12 units) Gross usable surface = 720 sqm + 14 sqm lodges
Such buildings will be entirely rebuilt with materials, characteristics and typologies which are typical of Tuscan country houses and they will be used as services activities, necessary to permit a complete development of the tourist accomodation activity in San Niccolò hamlet.
